A house on Madeira is almost always a house on a slope. Levels, retaining walls and access roads decide as much about the price as the floor area does: two properties of 180 m² in Funchal and in Calheta can differ by tbd purely because of the approach road and the sun exposure.

Most of what we sell sits between €350,000 and €2.5 million. Funchal and São Martinho carry the highest prices per square metre; Câmara de Lobos, Santa Cruz and Machico are consistently below them, while Calheta and Ponta do Sol trade a longer drive for more plot and more afternoon sun.

Before you commit, check three documents: the certidão permanente for mortgages and rights of way, the caderneta predial for the registered area, and the licence held at the câmara municipal — on older island houses the built area and the licensed area frequently differ. We read all three for every house on this page and tell you in writing what we would advise against.
