Land for sale in Madeira

Buying land on Madeira is a licensing question before it is a price question. What a plot is worth depends on the municipal master plan (PDM) of the câmara municipal it belongs to: the same 1,200 m² can be a building plot in Santa Cruz and agricultural land in São Vicente, where nothing more than a tool shed will ever be approved.

Terraced plots (poios) with old vine or banana cultivation dominate the south coast. They are attractive and slow: retaining walls, a water channel (levada) crossing the plot, and a right of way registered in favour of a neighbour are normal rather than exceptional, and each one has to be resolved in the certidão permanente before completion.

Ask for three things on every plot: the certidão de localização from the câmara stating the permitted use and buildable volume, written confirmation of vehicle access, and the position of any levada.
