Apartments are the practical answer for owners who are on the island a few months a year. There is no garden to keep, no retaining wall to inspect after the winter rain, and a condomínio that handles the roof and the lift.

Supply concentrates in Funchal, São Martinho, Ajuda and Caniço, with newer blocks along the Lido and around the marina. Sea view, floor level and a titled parking space move the price far more than the extra bedroom.

Two things decide whether an apartment works as an investment. First the condomínio: ask for the minutes of the last three owners' meetings and the reserve fund before you reserve — deferred façade or lift works land on the buyer. Second the Alojamento Local register, which is restricted in parts of Funchal; a licence attached to the unit is worth checking before, not after, the escritura.
